The following questions and answers are quoted directly from a document issued in October 2006 to us, the current tenant, by the landlord's staff. Any information below is valid as of October 2006 and we cannot guarantee its current validity as of 10/04/2008, hence all details below are subject to confirmation, negotiations and contract:
Q: What is the current annual service charge?
A: The extensive services listed in the Joseph's Well brochure are included in the quoted rent. There is no additional service charge.
Q What other charges are there?
A: For electricity used within the suite, metered direct by the supply company. Business Rates are payable to Leeds City Council.
Q: How much are the business rates likely to be?
A: Rates depend on the size of the suite, but on average rates payable are about £3.60 per sq ft at present. (We can provide the Rates reference number if required)
Q: Does the agreement include Water Rates?
A: The landlord pays for all metered water consumed. The local water utility will raise an additional 'sewerage and environmental' charge.
Q: Who insures the building?
A: The landlord insures the building as a service within the quoted rent. Details of the policy cover are shown on the enclosed cover note from the brokers The tenant is responsible for insuring all items which are not part of the building and is responsible for any malicious act of their staff and invitees.
Q: Who is responsible for maintenance?
A: a new suite will be handed over in first rate order, it is the tenant's responsibility to maintain it this way including the suite entrance doors and glass. The landlord is responsible for other maintenance and has staff on site to deal with this.
Q: What rules and regulations are there?
A: Beyond the lease covenants few, covering the provision of visitors' parking and out of hours access, both of which are dealt with by the building manager on site.
Q: How does the visitors' parking work?
A: A reasonable number of parking spaces can be pre-booked and are provided free for the first two hours and at the daily parking charge thereafter (currently £6.00 +VAT)
Q: How many staff spaces are available?

A: Access is available to the common areas inside and out, but the building is not heated so in the coldest weather a fan heater may be required.
Q: Where can we put a sign showing our company name?
A: On the hardwood backboard outside the suite. The building manager will assist with supply if requested and will provide the sign for the directory at the main entrance.
